Step 1 — Get Your Budget Real
Beyond the price: 4% DLD transfer fee, ~AED 4,000–5,000 trustee office fee, ~2% agency commission, and mortgage arrangement fees if financing (banks lend up to 80% for expats on ready property). Keep 7–8% of the price aside for costs.
Step 2 — Choose Area and Shortlist
Pick 2–3 communities that fit your commute, schools and lifestyle, then view actual units. On resale you’re buying a specific unit — floor, view, condition — not a floor plan.
Step 3 — Make an Offer and Sign Form F
Once agreed, both parties sign the Form F (Memorandum of Understanding) through a RERA-registered agent, and the buyer typically pays a 10% security deposit cheque held by the brokerage.
Step 4 — NOC and Transfer
The seller obtains a No Objection Certificate from the developer (confirming no outstanding service charges). Transfer happens at a DLD trustee office: pay the balance by manager’s cheque, and the title deed is issued in your name the same day.
Step 5 — Handover
