Government Fees
DLD transfer fee: 4% of purchase price (the big one), plus AED 580 title deed fee and a trustee office fee of AED 2,100 (below AED 500K) or AED 4,200 (above). These are payable at transfer, usually by manager’s cheque.
Agency and Legal
Standard brokerage commission is 2% + VAT on resale purchases. Conveyancing is optional in Dubai but recommended for complex deals — typically AED 5,000–10,000.
If You’re Financing
Mortgage registration: 0.25% of the loan amount + AED 290. Bank arrangement fees run to 1% of the loan, plus property valuation (AED 2,500–3,500). Budget for life and property insurance premiums as loan conditions.
After You Own
Annual service charges (per sq ft — check the building’s actual rate before buying), DEWA and chiller deposits, and Ejari registration if you let the unit. No annual property tax and no capital gains tax — the ongoing cost story is what makes Dubai attractive.
Rule of Thumb
All-in transaction costs come to roughly 7–8% of the purchase price for a financed resale purchase, or about 6.5% cash. Our agents give buyers a line-by-line cost sheet per listing on request.
