The Basics
Buying property worth AED 2 million or more qualifies you for a 10-year renewable UAE Golden Visa. The property can be ready or off-plan (from approved developers), mortgaged (subject to bank NOC and paid-up thresholds), and the AED 2M can be a single property or combined properties.
Why Resale Property Works Well
Ready resale property gives immediate title deed in your name — the key document for the visa application — and starts generating rental income while you hold. There’s no waiting for handover before you can apply.
The Process
1) Complete the property purchase and obtain the title deed. 2) Apply through the Dubai Land Department’s Cube or the GDRFA with your title deed, passport, photos, and health insurance. 3) Medical test and Emirates ID biometrics. Approval typically takes 2–4 weeks. Spouse, children, and domestic staff can be sponsored under the same visa.
What It Gets You
10 years of residency without a sponsor or employer, renewable as long as you hold the property; sponsorship for family; no minimum stay requirement to keep it valid — a key difference from many residency programs.
Practical Tips
Value is assessed on the DLD purchase price, not the market estimate. If combining two properties, both title deeds must be in your name. Our team regularly guides buyers through Golden Visa purchases — from unit selection above the AED 2M line to the DLD application itself.
